The Eagle County real estate market continues to become more balanced in 2026. Inventory is growing, buyers have more choices, and negotiation is returning—but this is not an across-the-board declining market.

Here are the key trends we're watching this week.

Beaver Creek: More Choice, More Negotiating Room

Beaver Creek continues to shift in buyers' favor. Active inventory is approximately 14% higher year over year, while closed transactions are down about 21% and dollar volume is down 16%.

Interestingly, the average sale price is still up approximately 7% to $4.08 million.

Our takeaway: Beaver Creek prices haven't collapsed—transaction velocity has slowed. With approximately 60 active listings and median cumulative days on market around 124 days, buyers have more time and leverage than they have had in recent years.

The best opportunities appear to be among condos with longer days on market, dated interiors, higher HOA expenses or special assessments.

At the same time, the best Beaver Creek properties remain a market of their own. Turnkey condition, true ski access, great views, larger floor plans and Beaver Creek Club opportunities continue to attract attention and can sell relatively quickly.

Vail & Lionshead: Look Beyond the Headlines

Vail is also becoming increasingly segmented.

Vail Village condo transactions are down approximately 21%, while Lionshead condo transactions are actually up about 12%. Average prices have declined in both segments, but much of that change appears to reflect the mix of properties selling rather than an equivalent decline in individual property values.

Our takeaway: Buyers have more leverage with older or less differentiated condos, while exceptional renovated properties in prime locations continue to command strong interest.

Eagle County: A Healthier Market Than You Might Think

The countywide numbers tell a different story from Beaver Creek:

  • Inventory: +11%
  • Under contract: +9%
  • Closed sales: +9%
  • Dollar volume: essentially flat
  • Average sale price: -8%

This is not a market that has simply stopped moving. More properties are selling than last year, but transactions are occurring across a broader range of price points.

Townhomes and duplexes have been particularly resilient, while condos are the category we're watching most closely. Countywide condo inventory is up approximately 25%, while completed sales are slightly lower.

Trueblood Team — This Week's Takeaway

For buyers: This is one of the better markets we've seen in several years for being selective. More inventory and longer marketing times are creating negotiating opportunities—but the best properties can still move quickly.

For sellers: Pricing correctly from the beginning matters. Buyers have more alternatives, and the divide between well-positioned properties and listings sitting 150–300+ days is widening.

The bigger picture: There isn't one Eagle County real estate market. Beaver Creek is experiencing a meaningful slowdown in transaction volume, while Eagle County overall has actually recorded approximately 9% more sales. Understanding the individual neighborhood, property type and competitive set is increasingly important.
